Meeting Your Expectations
One: Pre-Contract
Based on your particular requirements for your new home, initial discussions will occur between yourself and Cotton Builders to
formulate a range of expectations, specifications and likely cost of construction. Upon understanding your requirements, Cotton
Builders will then create a detailed proposal for your review. Once reviewed, if changes are desired, these will be discussed so that the
proposal can be updated to meet both parties’ expectations. Also, at this time a preliminary timeline for construction is projected.
Other, information will be noted, such as financing approach, typical milestone payments, change order process and Cotton Builders
quality assurance process. At this time, expectations for both you and the builder are set regarding the new home construction and
the construction timetable.
Two: Contract Agreement
Cotton builders will prepare a contract for your review and agreement. This contract will contain specifications of construction, change
procedure and terms and conditions.
Three: Pre-Construction Meeting
Before construction begins, you’re guided through the entire building process, introduced to the construction team, and given the
opportunity to ask any questions about the construction timetable.
Four: Pre-Drywall Walk-Through
Prior to drywall installation, you are given a walk-through allowing you to inspect the inner workings of your home, view its quality
components, verify optional features you have selected, and ask questions.
Five: Quality Assurance Inspection
Cotton Builders conducts its own quality check to ensure everything is in proper working order and up to quality standards. At this
time, any needed changes or touch-ups are made, and the home is thoroughly cleaned.
Six: Pre-Closing Orientation
When your home is finished, Cotton Builders will take you on a room-by-room tour to demonstrate the quality features and operating
procedures for all aspects of your home, and will explain our service procedures.
Seven: 30-Day Follow-Up
Once you are all settled in, we check back by letter, phone, or personal visit to ensure continued satisfaction.
Eight: Future Follow-Up
To reinforce Cotton Builders customer satisfaction, we schedule a service check approximately three months and at eleven months
after closing to handle any required warranty work, discuss issues, or answer any questions that you may have.
